Pursuant to the terms of a deed of trust dated April 16, 2007, in the original principal amount of $158,746.00, recorded in the Clerk's Office of the Circuit Court of Prince Edward County, Virginia, as Instrument No. 200701132, the property briefly described below will be offered for sale at public auction:

Lot 7, containing 3.12 ac +/-, as shown on a plat recorded in the aforesaid Clerk's Office in Plat Book 4, Page 109, and more particularly described in the referenced deed of trust.

The sale will take place on OCTOBER 30, 2012, AT 5:30 P.M., at the front entrance to the Prince Edward County Courthouse Building, located at 124 N. Main Street, Farmville, VA.

The property and the improvements thereon will be sold “AS IS” and without representation or warranties of any kind. The sale is subject to all liens, encumbrances, conditions, easements and restrictions, if any, superior to the mentioned deed of trust and lawfully affecting the property.

Terms: A deposit in the form of CERTIFIED FUNDS in the amount of $14,000.00 or 10% of the successful bid, whichever is lower, is required of any bidder at the time of sale.
