In execution of a Deed of Trust in the original principal amount of $48,600.00 (with interest), from James W. Edwards and Danica L. Edwards, dated July 14, 2004 and recorded in the Clerk’s Office of the Circuit Court of the County of Buckingham, Virginia in Deed Book 304, page 445 (as modified by Modification Agreement dated March 4, 2010, recorded in Deed Book 392, page 549); default having occurred in the payment of the Note thereby secured and at the request of the holder (RKL Mortgage Corporation – VA f/k/a SLM Mortgage Corporation – VA), of said Note, the undersigned Substitute Trustee will offer for sale at public auction at the entrance of the Circuit Court for the County of Buckingham, Courthouse Building, 13061 W. James Anderson Hwy, Buckingham, Virginia 23921-0107, on December 3, 2015, at 12:30 o’clock p.m., the property briefly described as follows:
ALL THAT CERTAIN lot or parcel of real estate, together with any and all improvements thereon and the privileges and appurtenances thereunto belonging, lying and being in the Francisco District of Buckingham County, Virginia, fronting on State Route 635, being Lot 6, containing 2.16 Ac., more or less, WARNER SUBDIVISION, as shown and described on plat of survey by William W. Dickerson, Jr., Land Surveyor, Appomattox, Virginia, dated October 24, 2000, entitled “WARNER SUBDIVISION, SURVEYED FOR: GARY R. WARNER, D.B. 257, PG 559, FRANCISCO DISTRICT, BUCKINGHAM COUNTY, VIRGINIA”, of record in the Circuit Court Clerk’s Office of Buckingham County, Virginia, in Plat Cabinet A-105, and reference is hereby made to said plat for a more complete and detailed description of the real estate hereby conveyed and the metes and bounds description thereon is incorporated herein by reference the same as if written out herein.
This conveyance is made subject to all easements, rights of way, and restrictive covenants now of record and affecting subject property.
