In execution of a deed of trust from Donald P. Canady and Donna G. Canada, now known as Donna G. Whittaker, dated July 17, 2003 recorded in the Clerk's Office for the Circuit Court of Prince Edward County, Virginia, as Land Record Number 200302096, the undersigned Sole Acting Substitute Trustee will offer for sale at public auction at the front door of the Prince Edward County Courthouse located at 124 North Main Street, Farmville, Virginia on the 7th day of September, 2012 at 11:00 a.m., the following property located in Prince Edward County, Virginia, which property was conveyed in said deed of trust:

ALL THAT CERTAIN LOT or parcel of land, together with all building and improvements thereon, lying and being in Hampden Magisterial District, Prince Edward County, Virginia, containing 1.50 acres and shown as Lot 1 on that certain plat dated February 15, 1995, made by Maxey-Hines & Associates, P. C., recorded in the Clerk's Office of the Circuit Court of Prince Edward County, Virginia in Deed Book 314, at page 602. Reference to said Plat is hereby expressly given for a more accurate and complete description of said property.

BEING the same property conveyed unto Donald P. Canady and Donna G. Canady by Deed dated July 17, 2003, from Donald P. Canady and Donna G. Canady, and recorded in the above mentioned Clerk's Office as Land Record Number 200302095 and also being the identical property conveyed unto Donald P. Canady by deed dated July 27, 2010 from Donald P. Canady and Donna G. Canady and recorded in the aforesaid Clerk's Office as Land Record Number 201001317.

TERMS OF SALE: CASH

DEPOSIT of 10% of the sales price may be required at the time of sale with settlement within 10 days from the date of sale.
