TRUSTEE'S SALE OF PROPERTY

In execution of a deed of trust from Canlin and Associates, LLC, dated September 30, 2004 and recorded in the Clerk's Office for the Circuit Court of Prince Edward County, Virginia, the undersigned Sole Acting Substitute Trustee will offer for sale at public auction at the front door of the Prince Edward County Courthouse located at 124 North Main Street, Farmville, Virginia on the 7th day of September, 2012 at 11:00 a.m., the following property located in Prince Edward County, Virginia, which property was conveyed in said deed of trust:
ALL THAT CERTAIN TRACT, piece or parcel of land, with the buildings and improvements thereon, containing 6.7 acres, situate, lying and being in the Village of Meherrin, Leigh Magisterial District, Prince Edward County, Virginia, and shown as Lot No. 1 on that certain Plat made by R. C. Dodl, C. E., dated February 27, 1929, and recorded in the Clerk's Office of the Circuit Court of Prince Edward County, Virginia. Reference to said Plat is hereby expressly given for a more accurate and complete description of said property; LESS HOWEVER, the following off conveyances: (1) 0.82 acre conveyed to the Commonwealth of Virginia by deed dated April 22, 1957, and recorded in the above mentioned Clerk's Office in Deed Book 124 at page 115; (2) that certain 0.2554 acre and strip conveyed to Mrs. M. G. Price by deed dated April 20, 1987, and recorded in the above mentioned Clerk's Office in Deed Book 242 at page 728; and (3) conveyance of a burial plot to Mrs. George W. Redd, Jr., by T. J. Davis, et ux, by their deed dated April 28, 2918, and recorded in the above mentioned Clerk's Office in Deed Book 80 at page 576.
BEING the same property conveyed unto Canlin and Associates, LLC, by deed from Dorothy B. Harris, dated September 24, 2004 and recorded in the Clerk's Office of the Circuit Court of Prince Edward County, Virginia, as Land Record Number 200402529.
TERMS OF SALE: CASH
DEPOSIT of 10% of the sales price may be required at the time of sale with settlement within 10 days from the date of sale.
