In execution of a deed of trust from JOSEPHINE ROSE, dated June 10, 1999, in the original principal amount of $39,472,13, recorded in the Clerk's Office of the County of Cumberland, Virginia, in Deed Book 233, at page 547, (Seth E. Twery, P.C. having been appointed Substitute Trustee under instrument of record in said Clerk's Office as Instrument Number 20120575), due to default in payment of the debt secured, the undersigned Substitute Trustee will offer for sale at public auction in front of the Courthouse for the Circuit Court of Cumberland County, Virginia on the 26th day of July, 2012, at 11:00 a.m. that certain tract of real estate known as 24 Bonbrook Creek Road, Cumberland, Virginia 23040, situated in the County of Cumberland, Virginia, being more particularly described as follows:

All that certain parcel of land together with any buildings and improvements thereon, situate, lying and being in the Madison Magisterial District of Cumberland County, Virginia, containing 5.64 acres, more or less, as shown on a survey dated April 9, 1984, prepared by Carroll Gillispie, C.L.S., a copy of which is recorded in the Office of the Clerk, Circuit Court, Cumberland County, Virginia, in Deed Book 160, at page 82. Reference is made to the aforesaid survey for a metes and bounds description of the said property conveyed herein.

Sale subject to all conditions, restrictions, reservations and easements, if any of record and now applicable thereto.
